The return receipt certified letter is a must. Going to her place of business is not a good idea but you can certainly call the office to verify the mailing address. No need to say who you are, you're simply calling to get the mailing address. Boilerplate profiles rarely present anyone in a less than favorable light. 45 days is enough time. The standard is 30 days (in some states it's less) and in my experience this is what VI law adheres to.

I would just go in. Maybe she lost her phone or it was damaged - I only know one number by heart lol. I know she likely has your number on the lease maybe but I would just drop in. Don't be aggressive or anything and done cop a tide but just tell her you've been trying to reach her and thought maybe she didn't have her phone or something? Its unlikely and she is probably just hoping you forget but I see absolutely nothing wrong with stopping by politely. If she was a good landlord bring her some local fruit to sweeten the deal and say thanks for always being so nice. You do catch more flies with honey than vinegar. If she refuses THEN I would get into the letters and stuff.

Its not likely she lost her phone and email. Her phone rings and goes to voicemail. I gave her my forwarding address and gave her 30 days before trying to make contact about status of deposit.

Coldwellbanker took about 45 days however they always responded back within 24 hours so never worried.

45 days is more than enough time.
30 days is normal amount of time to return a deposit as WAPA bills are 30 days behind so a landlord will usually wait until the last bill comes in so they can deduct the last WAPA bill for tenant from their deposit and have finished all cleaning. My tenants pay their own electricity tho the bill remains in my name so I have this included in our lease agreement as to the 30 days time frame to return a deposit.

If you know where she works, then indeed stop by for a visit to inquire re: the return of your deposit or the balance thereof after any cleaning and utility deductions that were required to be made. Be pleasant and not threatening in any way.

I do not text, neither to send or receive. Maybe your landlady doesn't either.

Does she not respond to regular phone calls? When was the last time you spoke directly with her? Did you leave the rental earlier than agreed to?
Seems strange you would rent for 4 months, leave the rental and still be on island 2 months later, staying elsewhere. If you broke the lease terms, you may not be entitled to the return of your $500 deposit.

It's very important to read a lease thoroughly prior to signing. It's good to take pictures upon moving in and moving out, leave the rental in a good clean condition. The lease should include a date for the return of a deposit, usually 30 days.

I have my tenants sign a condition survey attesting to the fact that everything is in "maid clean" condition and all appliances,fans,windows, screens, etc. in the rental house is in good working condition when they move in and that it is to be left in same. I have contact info (home and work phones, physical address, e-mail addresses) on my tenants and they have the same for me. I even have them list who to contact in their family in case of emergency, just in case.

She noted in an earlier post that she had a 4 month lease. Unusual but not unheard of.

Wapa was in my name. I only signed a 4 month lease as my kids were coming this summer so would need to upgrade to a larger place.

I did a lot of cleaning before leaving only forgetting to clean the oven that I used 2 or 3 times.

I texted, emailed, and called her no problem before my lease expired.

She thinks I left the island is my guess.

Go by her office and find out.
Maybe she's been sick, off island on vacation or doctor, hasn't gotten your message for one reason or another or is seriously avoiding you in order not to return your deposit. Only one way to find out is to go to her office and ask her.

You can call the court, explain situation and find out if you have any options since soon leaving island.

She texted moments ago so we made contact. Seems like it will be resolved tomorrow and all is well.

Well after saying it will be fixed Friday no contact after that. So I just sent her another message.

That Thursday night she said it was an auditing issue and someone will contact me friday for fowarding address etc. Sigh

Okay a woman called from colorado and said she is mailing a cashiers check first thing in the morning. She wanted my bank account information to just deposit it. Idk. I am kinda confused. I thought I was dealing with someone on the island.

I will wait a few days and see if this arrives.

I hope you told her to overnight it ...

You could also have had it sent to you much faster via Paypal. Only takes a moment to set up the account. Now you have to wait for snail mail and more of a delay in this runaround. Hope you get it!

I wouldn't give that lady my bank account information! This sounds really off. I hope you get it and if not I would totally blast her (if possible without getting in trouble) and take her to small claims. If someone is in that unit how hard is it to send your a portion of their rent? This is weird.
