Permits and Inspections

Does anybody know which government office on STX has information about what permits/insepctions are required when making home improvements, excluding "earth change"? If it is government house, any additional specifcs would be appreciated.

In addition, does anybody have expierence where they had difficulty selling a home because prior occupants made changes without the proper permitting? Insurnace claims regected because of permitting/inspection issues?

There is two ways you could have a problem. If there was square footage added to the house it will be seen on record. Especially if there was a bathroom added. Second if the work was done so poorly a home inspector will see it and write it up.

I did an insurance inspection after Omar where part of a porch roof was tornoff by the wind. I did the usual pictures and had to note the lack of fasteners, a severe lack. The ins co wouldn't pay to replace it. I did a home inspection out east and did the sketch and took the pics and it was discovered that an addition was built w/o permits. The owner went back and got permits and that solved the problem but delayed the sale.

Thanks for the info Bombi, if a prior addition didn't bring up any flags during my home inspection would that suggest I wouldn't have a problem if I turned around and sold the home or could I search for the permit records at the DPNR?
