Tenant internet and dish

Hi all, we are hoping that around November 1st the renovation of the apartment at our house will be complete and ready to rent. Have never been a landlord on St. Croix and was wondering if it would be our responsibility to supply internet and Dish. Nothing is connected now and this is not an Air B&B. We are going to be looking for a long term tenant. So just looking for a protocol.

If you want maximum flexibility to rent it for several months, six months or a year I think it would be best for you to have your own account for those things just to make transitions for tenants as easy as possible - some may still be on island for temporary work with an employer paying  and may not want to go through the trouble of opening internet and cable accounts for a 3 month or 6 month rental opportunity but obviously will want both.  You could always either note that the rent includes these or that there will be an additional fee of X per mont that will go to reimbursing you for the internet and cable monthly expenses if you really wanted to.

Best to have control, however, and add it into rental amount.

It's not something mandatory to supply but adds value.

I agree with Alana. We resell DISH and broadband service to tenants but make it a bit less expensive than having their own, which in turn pays for most of my bill. Its a win/win. We also have internal electric and water meters for the apartment and resell our solar power  and cistern water at the same rate as WAPA.

Without tenant paying the utility deposit, running all over, trying to figure out what paperwork they need, waiting in long lines, just charge appropriate amount/or split costs as vicanuk does.

Much simpler in the long run.

Thanks for all the input. I like the idea of putting everything in my name and charging back to the tenant at an amount that would be a savings for them. 

@vicanuck the internal electric meter I assume was through WAPA. Is that a potential nightmare?

I had an electrician put the internal meter in. It wasn't too difficult since the apartment had its own breaker box and we could isolate that area of usage.

I wouldn't tell WAPA anything about what I'm doing on my property.

Its none of their business what I do with the electricity I produce.
