Wanted: A single family home for $800.00 per month

Hi all,

I'm interested in renting a single family home for $800.00 per month (or less) on St. Croix, St. John or Water Island for 6 months. Single family homes only, no apartments! My mom and I are quiet folks so being near nightclubs and bars etc. is unwanted. A big backyard is a must! And being near a beach or having an ocean view is preferred. We don't have pets.

I can't speak for St Croix, but you will not find anything of that description on St John or Water Island for $800 a month. Rents on those two islands are much, much higher than that.

Double your budget and you MIGHT find something in the ballpark on STX but nothing on STJ or Water Island. Good luck!

Check Craig's List Virgin Islands and you'll get an idea of rental costs.
It's more difficult to find a rental for only 6 months during high season. Not saying it can't be done for that period of time but finding a single family home in your price range - completely unrealistic

According to all the vacation rentals websites these islands are overflowing with tourist lodging that costs thousands per week. I'm just looking for a regular house that a local could afford. Is Craigslist the only place that will have local housing instead of just luxury vacation villas?

We know what you're looking for, simply advising that it's totally unrealistic.

The Virgin Islands Daily News and the Avis advertise rentals and local real estate agents deal with local rentals.

Check Craig's List Virgin Islands and you'll get an idea of rental costs.

Even that fails to give a totally accurate picture because of the scams. I routinely see Craigslist ads for upscale rental homes on STJ at rates that wouldn't even pay for a small studio apartment here. (Which is about what $800 a month will cover, FYI.)

There are always a few scams every day on craigslist here as everywhere but you learn to sift through them and, as always, if it sounds too good to be true then beware.

Locals would love to have what you are describing. You might find something in your price point, but something will have to give. Also, do not rent anything sight unseen.

Thanks for the replies and advice! I chose two rentals from Craigslist and I'm talking to the owners now. Unfortunately these rentals are nothing like what I wanted. These are 1 bedroom apartments with no yard of course and they aren't near anything. They are possibly without even a nearby bus line for me to go places by myself when my mom is busy. I'm just waiting to hear back from the owner on that specific thing. If this is all I can get I think I'll have to scrap my extended vacation plans for now...

Try rentals at Sapphire, Crystal Cove, Pavilion and Pools, Red Hook location.

Nearby shopping, grocery stores, bars and restaurants, beaches and on both safari and bus line.

And yes, they'll be 1x1 apts. without back yard tho downstairs units at P&P each have their own pool and ground level units at CC have a small enclosed yard. No pets.

Maybe the places you're thinking of don't advertise? I can't find anything in my budget because most results are $XXX.XX per night. I think I'll try calling some apartments listed in the online VI phone book. Thanks for trying. 🙂

I'll repeat what I said earlier and expand on it a little.

The reality is that if you find something within your budget it's going to be in a location impossible to live unless you have your own transportation. Anything that's within relatively easy access of public transportation and stores is going to be priced accordingly. Your budget is way too low and needs to be doubled just for a 1BR with utilities included. Term rentals at the condos which Alana33 listed are NOT going to be $800 or less/month. There is one listed on craigslist at Sapphire Village for $750 which is obviously a scam as it boasts a "heated parking stall" and of course there are no photos.

Unless you can double that budget it's just not going to work for you. Sorry, but that's the reality.

That's true. I should have added that in my post.
Most 1x1 condos in areas I mentioned rent for around $1500 per month, furnished and don't necessarily include utilities.

A dead giveaway for a scam ad on Craig's List mentions the rentals include heat, heated parking, if it has pictures, they won't show outdoor pics, heated parking stalls, fireplaces and they seem to like a $700 rental amount with luxury furnishings, stainless steel appliances, corona counters and basements

Valerie, the real estate lady that posts here sometimes, has rentals under $800 per month. I'll post if my last effort works out or not. 🙂 If not then we just won't go. This will make my mom very happy as she doesn't want to go anyway. :S

Curious after reading this. If I wanted a 2/1 in STXHouse or condo for rent. View not important. How much would I be looking at? What about STT?

Here's a link to the St. Croix MLS. Just click on Property Type on the left and select Res Rental and Condo Rental. There's 10 rentals $800 or less. Good luck.
