2017 PROPERTY TAX BILL

Has anyone else received multiple tax bills for the same parcel ?
I received 3
All in separate envelopes, all with the same amount, invoice # and control number

I wouldn't worry about it if its for the same parcel. It's probably just a triplicate mailing. Sometimes the printer can simply backup during a job and reprint the same statements. Whomever is doing the mailing probably doesn't have the highest tech integrity system to catch that on the mail inserter. I'd be more concerned to get someone else's bill in the same envelope.

Mine on the other hand shows delinquent bill from 8 years ago after tax collector's office has provided a tax clearance letter for all years up to last year. You can't make this stuff up.

It's important to keep your property tax records as it's up to you to prove you're not delinquent for any previous year. Always keep copies of stamped bills or cancelled checks.

Got my bill. Same amount as last year, thank goodness!

And when you buy a property you don't have the previous bills and receipts so the tax clearance letter is supposed to be the evidence that you are starting our fresh with zero balance. Except when it isn't.

That's why you have an attorney, record check/ title search prior to closing so that ALL property taxes, liens, debts, etc are cleared from your responsibility and any payments for such are attributed to the seller unless otherwise specified in a contract.
KEEP copies, cancelled checks of everything.

Seller is required to show proof of payment for 10 years of property taxes.

I heard one story of a lady selling her home which was originally mortgaged by Chase bank here before 1st bank took over.
Her property tax, homeowners insurance was included in her mortgage payments. When she went to sell...they were gone, she had no records of payment, nor did the new bank, mortgage company of payments to Lt. Governor's Office and it was an absolute cluster screw up that took a lot of time and money before it was resolved.
