Commercial rental property questions??

Hello again everyone!!! I have been doing a ton of research about the whole process of moving to STT and am glad to say that I have already put my house on the market!! I am planning on getting the ball rolling on a small business venture but I require a small warehouse/office.

So here's my question. I really like the area around Redhook especially around the Yacht Harbour and ferry port. Does anyone know around what the commercial rent goes for and if this is something that can be put into place while still living in the States? Any information would be a HUGE help.
