condo property manager

Does anyone know of a good condo property manager that rents out and watches over condos. I have emailed several realators about this and have yet to hear back from any.
We are comming down in May to find a condo to buy. We will want someone to watch over it for us.

Do you want someone to live in it while your away?

Or rent it out for you?

Or just keep an eye?

I am not sure about realators here yet but in general there is a lot of 'call me when your on the islands'

We will be looking for someone to rent it out for us and take care of small things that come up. Calling the plumber etc.

Several of us might be interested as well as yours truly who has property manangement experience....resume could be sent and stateside references checked.....as well as local ones. Been here for 15 months.

Hi,

I read your note about looking for a condo property manager and wanted to write to ask if you would consider renting the condo (or even just part of it) for a low rate for care. I am arriving mid april and will be looking for a situation there. I am 38, single, a non-smoker and very responsible. I work online as a website designer and computer consultant and live very quietly.

Please let me know if you would consider such an arrangement. I would be happy to give you excellent references, etc.

Terry: Ask your realtor about the various condo association rules. Some will only allow you to rent short-term through an approved property management group, others are more liberal. And if you are looking for long-term rental, there are frequently rules regarding that, also.

First of all I don't think you indicated if you were looking for a condo and a manager on St Thomas, St Croix or St John. As you have been advised, it is not as simple as having someone look in on your unit.

You are looking at a much more complex situation than you might have considered. Regardless of which island you buy,you will have "condo fees and taxes"that might be as much as $12,000.00 a year. You will have a unit that should be rented and marketed on island, unless you get a full time renter.

The reason that on island realtors have not responded to you, is because you apparently do not appear to have sufficient information to make a decision.

A reputable condo manager will require at least 10% of your annual rental income to "take care" of your unit.

Sorry I didn't mention which island. St Croix.
We would want someone to take care of rentals, cleaning, etc.
The 10% sounds fair.
I don't think we want a full time renter, A long term would be fine, but full time wouldn't leave anywhere for us to stay.

Terri,
I left you a private message about property manager, condos, etc. but not sure that you got it! Someone had left me one in early March but I was not notified-just happened to see it when I logged into site 2 days ago so I guess it does not notify you when you get one.
Got to go and finish packing. I am on my way to STX 3/26 to 4/02/05-can't wait.

Terry,
Look at the place at top of each page in message board where it says FORUM TOOLS then click on Private messages and you should get my message. I just discovered it the other day by accident and I have been on this board for almost a year now-LOL!!
