Frederiksted- good location for a restaurant biz?

Hi!
We are considering (strongly) a move to Stx., and would like to open a business there. We are trying to decide which area and would like something on the water for our restaurant/boat rental venture. I'd love something where my customers could look out at those fantastic sunsets. Would you recommend Frederiksted for that? Is it strong enough to support a venture like that in your opinion?

There seems to be a lot of building/rebuilding going on around the F'sted area. Supposedly, an indian group (american) just cut a deal with a local to develop like 500 acres into a hotel resort marina. The island is small enough that people can get there if you promote enough (maybe). There are a few places there now (Sunset Grill, Coyote "something" come to mind) but not sure how they really do...There is a beautiful place available by Cane Bay, down the street from Off The Wall. Just needs a little fix up, but on the Ocean. Actually, there are quite a few places available.

There is a wonderful restaurant/beach bar about to go on sale in the Frederiksted area. It's already a great place to eat and has amazing sunsets, but if the casino/marina/golf course/gated community development project goes forward, it'll be a VERY busy restaurant.

Also, I was up in Connecticut a week ago (where the Foxwood Casino is located... the one that just bought into the project north of Frederiksted) and the Foxwood story was in the newspapers there with quotes from some of their investment people. This isn't just a St. Croix would-be developer's pipe dream. Foxwood has the money and the ability to make this happen if they really want it to.
