Land purchase and building info

I'm looking to purchase a small 1/2 acre lot and build about 600 s.f. cottage for retirement. What kind of permits will be required and how can I find more about the building code? Do I need to have the lot paid off prior building? What are the water and sewer requirements.

Hi Tim...

Which island are you wanting to purchase land and build on? Things work different in the VI's from stateside.
Any real estate broker can advise you of local permit/permissions for the property you choose. You will need a lawyer for the transaction, on any of the islands. The biggest expense we encountered was for insurance. Replacement coverage for a 4000 sq ft villa with apt was about $5500.00 per year.
Building materials have to be imported and fees are levied on some products. My advice would be to start building a relationship with a broker there rather than ask questions here.
Good luck, I know several brokers if you are looking at STX or STT.

I just saw a nearly new cottage about 650sf for sale on stx for $60,000 It was on the MLS of most of the realtors web sites. Looked cute as a button.

Don,

You can access the MLS from most real estate agents web sites... try

http://www.usvicentury21.com/

the MLS link is right at the top and you then selelct the islands, type of property ect and can view all listings for all islands.

R&R Realty is who I went through they have an MLS site also
