low price home construction

Seems like you got an assortment of informative responses when you posted almost the same inquiry on this board about a year ago...

real estate prices have gone down in the last year. Have building costs gone down also or have they increased?

building costs have not gone down. remember just because home prices go down does not mean the price of transportation of materials to the island has gone down. those increases in the price of oil-gas equals an increase in price of shipping goods to the island and also an increase in the price of materials.

Concrete is about 160 a yard.

Most times the foundation is about 1/4 to 1/3 of the building price because you need to provide for the cistern. The more the steepness on the property the more the cost.

You can look into prefab like Delteck. That might help.

But to build something for about 225 a square foot (assuming 1000 square feet) could be a problem.

Recently was told by a builder on STX that approx $300/sq ft is the current estimate for a solid concrete block/concrete filled & re-bar reinforced home with a 3/4" treated wood roof. Cost of the land or lot is not included in that $300 per sq ft.

I hope this helps other people who may also be thinking about building a home. It seems it may be less money and agravation to buy an existing home especially with the softness in the RE market these days.
