I would like what information you have on this complex since so many of them are for sale. I might be interested in purchasing one of them. You input is highly valued.

lived in one for a year. very dated. security seems to be much better now. we were robbed(car)about three time. condo fees were way to high. i think they were about 1100 a month. we had a three bedroom. kitchen was small. a one person kitchen and layout was strange. we did not have washer/dryer either and had to use the facilities on the property. too far to lug around heavy laundry. smugglers cove has some good food.

I used to live close to them (nxt door) like 5 yrs ago..................CRIME RIDDLED!!! As poined out, too close to public housing!!!
We used to hear ak's popping at night!!! We were never robbed, 2 BIG Shepherds that were fearless & we had a rep, screw with us, the hounds will be unleashed,& may God have mercy on your soul! I miss those guys, however we now have a young physco Shepherd............she can get down mehson, fear in her is not an option!

Don't buy anywhere sight unseen. Come to the island and look first, or as Betty always says, live there for a year before buying.
If you are buying for a vacation home, at least come and look for yourself.

When we were looking in 2005, we had reservations to fly down. I was looking at the web sights for condos. I saw a cute little place, for the photos of the inside, listed for only $50K, 200 yards from the beach. At that time other places were twice that. I wanted to go early and buy it. My wife said no, we had our reservations and she couldn't change her vacation. I said maybe we should buy it sight unseen. She said no ( she's smarter than I am, LOL ).
Well it was sold and I was MAD!!! When we went down, we looked at several. After seeing several places that were twice the price, I said to Alexandra, our Realtor, that maybe we should wait until another place in that same complex came up on the market. She told us that from what we didn't like about the places that she had shown us, she was sure we would not like that complex.
Well we found our dream place and made an offer. That night, I told my wife that out of curiosity I wanted to find the other complex and look for ourselves.
I had the driving instructions from the ad and off we went. WELLLLL after driving by it three times, we finally found it. I couldn't believe that it was condos. It looked like a small prison. It had a high barbed wire fence around it, junk cars all around, a bunch of shady looking characters hanging around outside, and the area stink-ed, :S it turned out it was next to the dumpster from a hotel where they dumped their grease. If you remember the movie " Escape from New York", the Kurt Russel character Snake would have been afraid to go in there. :@)
Boy am I glad that my wife was smarter than I was. Never buy sight unseen.

Good day, so where are the good parts of the island that are not crime riddin? Ive been trying to keep up with the rentals,and there are so many everywhere on the island on STX. Where is the safest place for a single women to rent?

You have asked a very difficult question. If you have been here before, you know that everything is mixed together, so you have very safe places right near more chancy areas. If I were getting a place for my daughter, I would get a condo or apartment on the east end. Something like the Reef or Villa Madelaine or Coakley Bay or an apartment in a house on the east end. The problem is that they are more expensive and farther away from things.

That is not to say that other places are not safe...they are for the most part. Crime ridden (or riddled) would not be my description of St Croix. Others feel the same, That also might explain why no one has answered your question. I would never decide on where to live until I had spent time here and tried to understand the place.

Queste Verde, Long Reef and Bay Garden are also "safe", and they have the advantage of being centrally located so you won't have that longer drive from the East, through C'sted. I agree with Ms Information, you can't really say what is "safe" and "not safe" but personally I would stay away from Milll Harbor. Resale will be a major issue since a ton of them have been sitting on the market forever and aren't selling. They do have really high condo fees compared to most of the other condo complexes.

I think we are all assuming you are not on island. Is that correct? Do you know anyone here whom you trust to be your eyes and ears? Even if you do, it's hard to accept someone else's opinions when you are purchasing a property. You really should spend some time here first before deciding where to buy. East end is great, but I personally wouldn't want to live "way out" there. North shore is also way out there, but I would live there, no problem. It's all just a matter of personal preference. I wouldn't be interested in Mill Harbor, but there are other condos on that strip where I would live. Some people at Mill Harbor just love it and feel safe.

I offer short term rentals. Other posters on here do, too. You might consider a three month rental, or 6 months, or even a year to get to know the island better. Good luck to you.

Do a search on mill harbor, you're not the first person to be tempted by the cheap price. Ask some locals when you're here and going out at night what they think.

I know a large portion of them are rentals. So you don't have as many people caring about their complex that live there. You get alot of contract Hovensa employess. Thats not bad, but when you get alot of young guys together that make alot of money.... The complex is also run down. If you're buying it for an investment, check the papers and see what the rents are going for, you want it to cover your mortgage. This is not a vacation rental property, its not in good enough shape, its a long term rental. I don't understand why anybody would put a pond in a place that has a problem with mosquitos. Make alot more sense to drain and do something useful with the property.

you have that right and not only mosquitos but if it rains too hard the water in the units taste like salt water for about a week.

Thank you all for your input. My daughter has lived on St Croix for 20 some years now. I asked her and she did not seem to have reservations hah maybe she is getting back at me for not letting her go to some teen age ed party.

Mydream - there are a variety of sectors of the island where single women live alone and feel safe doing so. I personally live at the St. C's condo complex (which is also where terry and annie bought their condo). There are quite a few single women, travel nurses, etc. living here and also multiple Realtors who have figured out that St. C's is one of the best condo options on the island for price/view/breeze/security/HOA fees and what they include, etc. There are units available for sale and for rent. They are also quite roomy, typically as big or larger than the 2-BDR condos around the island even though they are all 1-BDR units.

If you don't want to move into the condo zone west of Christiansted, other people opt to rent a ways east of Christiansted or in gated neighborhoods. That usually means renting an apartment or guest house at a villa type residential property rather than a condo.

Be careful with St C, I heard from one of the owners that a few of the buildings closest to the water have bad problems with their roofs, so bad that some of them have water running down the walls all the way to the first floor. Hopefully they have fixed that by now and aren't on caribbean time.

I still say Questa Verde is one of the best condo complexes for price/view/breeze/security/HOA fees and what they include, etc. Not all have the best view or breeze, but some do. And it's one of the best maintained complexes on island!

The roofs at St. C's have all been going through scheduled maintenance for a while now. The water issue occurred during Hurricane Omar and was quickly dealt with afterwards. The building in question just hadn't been completed yet as with so many buildings things get done in rotation. While it's unfortunate that anyone experienced water coming in through the roof, at least maintenance and the roofing crew were geared up to respond quickly.
Terry - do you know of any ongoing water seepage/flowing issues due to roofs still in queue for resurfacing?

Joan - I'm glad you're still enjoying living at Questa Verde! 🙂

Just wanted to thank everyone for the information on which properties are best. Guess i will wait to find something when i get there.I cant wait only three more months and i will be on my way.... yea!!!!!!

Actually the roof problems were from way before Omar.... The board could never get it together to agree on spending the money. But I'm glad to hear they finally are. A lot of people were suffering every time they got a heavy rain.

No, I have not heard of any other problems. Yes there was a problem with the roofs on a couple of the buildings. We had a bad manager who had shoddy work done. He has been replaced and the new manager is on top of things now.
There was one unit that had water damage after Omar. The roof had been replaced before Omar. The contractor, Roy's Construction, form STT took care of not only the roof, but all of the damaged things in the condo. The Board of Directors and the condo owner was very happy with the way he stood behind his work.
The other roofs are being re coated in the order of oldest first as a part or the new managers' preventative maintenance program.
