Okay, trying to find an insurance company in the VI that will cover a mixed construction home.
My questions are:
1. Does anyone on the island have a mixed construction home that is covered for windstorm?

2. If yes, who is the agent and company (or underwriter for that matter) of the policy.

3. Was this the best quote you could find? Who do I start with?

Thank you in advance and I will be checking all day for answers do to this (and flood ins) is holding up our closing on the property.

So sorry still need help
Found out that the roof is 3/4ply elastomeric sealed. It is glued, screwed, strapped and no repairs were necessary after Lenny.

Try Marshall & Sterling Insurance at Gallows Bay. They are the most likely to have coverage for your new home that I can think of. Did the seller have coverage through anyone?

Already did and M&S declined.
Seller did not have windstorm, earthquake.
Still having problems though. It is very difficult doing this off-island.

Hi and greetings;
My home is a mix of pored concrete, concrete block, stucco, and wooden beam and plywood elastomeric covering for the roof, just like most of the houses on the island. It is insured through the AARP program from Puerto Rico. The policy covers wind, earthquake and most everything else, except carries a very high deductable.
There was some previous conversations and e-mail back and forth on the web, but I don't remember the agency name. I still have that same insurance, just renewed for another year...not as cheap as it used to be, but the AARP program is discouted for AARP members.

AARP's program is through Real Legacy Assurance in Puerto Rico.
I think I can find an email or number for you..

I think the "mixed construction" Eve is talking about includes some parts of the buildings being wood-framed, not just the roof beams.

Inter Ocean insurance has mixed construction coverage. Make sure you say what deductible you want ot they will quote at $500.00

I found the Real Legacy program on-line but was directed back to Marshall and Sterling which said No. My husband and I are not eligible for AARP benefits yet.

Alexandra you are right on although he strapped the rebar with 4x4 studs every 16" and took the rebar 3' over the roof ridge line.

Ed, I just made contact with Zorina at Interocean. She was very nice. The poor seller ended up calling the insurance commission and found two agencies that basically have to insure. They are: First Insurance Agency and Interocean. Seems like they have some government contract or other. Who knows but both agencies now have our info. I have already told them 5% on deductible.

I would also say that if you are trying to insure, but don't have the problem house issues I'm having, try Guardian Insurance. Sixta was very nice. Although in the end there was nothing she could do. The price at first was not bad. Of course it went from relatively inexpensive to declined!

I will also say, I have done a lot of research, word of mouth, emailing and phone calling. The people I have dealt with have been prompt, nice and courteous, and empathetic. Remember to greet with good mornings, afternoons etc. with a smiling voice and to greet the same way with emails. Also remember your pleasantries as a way of distinguishing yourself. I know that one of the agents was eating popcorn before lunch because she was hungary. And she knows I'm calling from Ohio and I'm hungary too!

Try Marshall & Sterling. I have my homeowners policy which includes hurricane (wind) insurance. They are in Gallows Bay on St. Croix. Their # is 340-773-2170. One of their underwriters is Lloyds of London.

Eve,

Sorry about your struggles. I know what a frustrating process this is and how the denials can be a real punch in the self-esteem and peace of mind having been denied health insurance by every provider serving the island. Same thing: went from, wow what an unexpectedly low cost plan to sorry, we wouldn't accept you at any premium or deductible in less than a 15 minute phone interview. The limited number of carriers there are to choose from and, in my case, the fact that the USVI is able to opt out of being required to comply with COBRA was really challenging. Don't give up...there will be a solution. There are a lot of creative people who genuinely care who can help you create a solution.

Thank you for the support HC. I will also need to look at medical but I don't feel like I have any contributing factors for denial. As for the HO insurance, I have run across some great people and it is not their fault but the underwriter up in the sky.

When you're ready to look for health insurance, call Terry at Health Plans of the USVI in Gallows Bay. I think I talked to almost every STX agent that deals with health insurance during my quest, and the wonderful women at that office were so very helpful, and sympathetic to my situation. Not only did Terry devote half an hour on the phone going over the different plans and their prices, she and her two colleagues sat and brainstormed with us for almost and hour on trying to find a solution after setting me up for on-the-spot pre-application phone interviews with both health insurance carriers so we wouldn't have to pay the $35-$50 application fees only to end up getting denied coverage. And this was when we just walked in without an appointment, after walking out on the most arrogant, smug, unjustifiably self-important and outright rude agent -- and probably man -- on this entire island (he told me he just "didn't want to have anything to do with me" if I even considered appealing any denial of coverage). Interestingly enough, the ladies at Health Plans of the USVI knew exactly who it was from hearing that description minus any reference to gender, agency, or name!
