real estate questions

My wife and I are seriously planning to retire in St Thomas in three years. We have initial interest in Mahagony Run and the Ritz Carlton areas for purchasing land and or home. Can you help us out as to the square footage price on building a home there and time line for completion. (we understand that the size and options will make a diference but are looking for a ball park figure). Are the land purchases available in Mahagony Run ready for building on? (water, sewage, electric, etc.)
any other areas that you might suggest would be of great interest to us. We are looking to purchase within 12 months.

Roger: I hope you will search through the info on the home page above about real estate. I think the price of $150/sq foot is listed there, but I understand when all is done it is a lot more than that. Remember you have to start with your cistern and your septic as there is no city water or sewer in Mahogany Run or Nazareth. I am not sure, but I think even if you are on the city water line, you still have to have a cistern. Have you spoken to a realtor?

The numbers you see, read and are given out by realtors are only guidelines and often "dated". As a rule of thumb $150 per Sq.Ft. will get you four walls and some very basic finishes. Everything else is going to be extra. If your tastes run toward anything even slightly better than "builder's standard" finish material plan on spending plan on adding at least $50 more to your sq.ft. price. If you are thinking "designer upscale" well then you are looking at adding $100 to $150 per sq. ft. Do your homework. Talk to your architect and builder, have them come up with their best estimates for the type of house you desire. Now comes the eye opening (and difficult) part, add 50% to that number. The result will gve you an fairly close idea of what your final out of pocket costs will be. Everything is going to cost you a lot more than you originally plan. The voice of experience talking. thanks, we plan on starting talks next year with realtors. we are quite flexible on this.

thanks, we have read "don't stop the carnival" several times and are prepared to expect the unexpected. we will thoroughly research this and talk with local realtors before we get started and will most likely still not have all the answers, but we are looking forward to the USVI life.
