Can anyone recommend a realtor that has been very helpful in their recent condo purchase in the USVI or BVI?

I haven't personally bought a condo.But there is an excellent(highly recommended)realtor,who frequents this board,and is MOST helpful and friendly.Alexandra Marshall.I beleive she is at:ourhomesite.com for MLS listings.....Hope that helps...LA

tee - have you already picked your island of choice? If the selection is STX, then you can browse the listings in the MLS at:
http://www.ourhomesite.com/stcroixhomes

If you have questions about the island or the houses you see in the MLS, I'd be happy to answer anything I can. If you are focusing on STT or STJ or somewhere in the BVI's, I am not actively working in real estate in those areas but will see if I can find a good agent to refer you to.

We are looking at STX as well as STT. We will be in STT Feb.
13-20th. Should we use different realtors for different islands? We also have a few locations we want to see on Tortola & Virgin Gorda.
Any assistane & advise is greatly appreciated.

tee,

I recommend you use a local agent for each island in which you are interested.

Also, you don't mention your intended use for the property you wish to purchase. If you hope to relocate to the BVI and are not a "belonger" you will have to pay BVI income taxes in addition to US income taxes because there is no reciprocal agreement for the BVI. Ususally when a US citizen pays foreign taxes they can deduct those taxes from their US taxes but this is not the case in the BVI. Even if you only intend to use the property you purchase for vacations or as a rental, should you someday decide you wish to sell that property your pool of interested parties will be limited to those for whom this tax concern is unimportant.

We bought a condo on STX thru Alexandra in April. She was VERY helpful, especially after the sale, when she was there and we were back in the states. She even met with the tile guy so he could give us an estimate.

Tee i bought a home last may thru shane foster @ foster re and she was great. but give donna wheeler a shot. shes a frequent poster and has tons of local knowledge.

which part of the island is the condo located?
do you rent it as part of a rental pool?

Onika: The license is new for the Virgin Islands. I had a license in San Francisco for 10 years. I am having fun doing this here on St. Thomas and learning a lot. And - making up my own maps.

We also used Alexandra Marshall on STX. She was very helpful in e-mailing us pictures of properties before we arrived in STX to start looking. That helped to narrow things down a bit. She was great once we were on island in giving us an island tour, showing us everything we wondered about (good and bad neighborhoods) and in helping us finally make a bid and successfully buy a wonderful condo here. We are full-time residents and love it.

Diana from Paradise properties has been a dream to work with. when we started our search for property on STX about 6 yrs ago. We had contacted and was going to meet a realtor on the island confirmed the week prior whiel we were going to be on island for a cruise (7 hours). Upon showing up the realtor was nowhere to be found his office didnt even know where he was if he was even on island. we wlaked a short way down the block where we saw Diana's office. a cute office Diana was able to take us to three condos that day even though most places needed 24 hours notice for showing. thus impressing us on how much DIana goes out of her way to help out buyers. we have been back a couple other times Diana has helped us by finding us condos to stay at for our visist and showing us some great places. SHe will also keep you up to date with emails on places if you want. I cant say enough Good about her. Call her and give her a shout. SHe is great, friendly and professional and when we buy our condo this summer for our move in 345 more days it will be from Diana. she has workwed great with us and has shown her paitience and dedication to her clients.
