Does anyone out there know the average rental history of Coakley Bay condos? I guess what I mean is how many weeks a year is an average condo rented at Coakley Bay?

Given the current state of affairs, recession, Airlines cutting back flights like crazy, and the huge airline price increases, which have only just begun, I believe that these elements will substantially reduce whatever the rental market has been over the past 5 years or so. In my humble opinion, by about 60% at minimun. Think about it. You cannot readily find nonstop flights, and some of the airlines have already increased their ticket price per person to over $1,000.00. Other than the rich, who will likely stay at a Ritz Carlton type resort, who else can reasonably afford to travel to these islands, especially not families.

There is another market beside the vacation rental. Some of the units at Coakley are long term rentals to people relocating to STX and this includes contract employees at the refinery.

You also exclude retirees who come for 3-4 months during the winter. I actually think STX will have fewer problems than her sister Virgins.
