Roof recoating

Good Afternoon,

I have a single level house with a standard hip roof that is now leaking (around 1400 sq. ft. roof). Does anyone have a good recommendation for someone who can re-coat the roof? Also can someone tell me what a good price would be ($1000... $2000?)

Good Afternoon - If it's leaking needs more than coating, these roofs if plywood need coating every 5-8 yrs, let it go to leaking means wood rot. My guess would be around $3K. IMHO Maybe you can find someone who needs the work, it's labour that costs

Yes I am on STX and I just got the roof recoated two years ago.

That doesn't sound right. I don't know what the composition of your roof is and what product was used on it but the elastomeric coatings should last way longer than two years if applied properly and at full strength (yes, some "roofers" literally water it down!!). Definitely get an inspection done by a qualified roofer. Hope the suggestions you get here will help and you can get the job done properly and at a reasonable price.

You can also try Stephen McStay at 771-0645. He did our roof a year ago and he was very professional and did a fantastic job.

The flashing just might need to be replaced and then roof re coated.
I hired (sorry, in STT) someone to fix my problem, (not rot) then we cleaned and pressure washed the roof and re coated for $1500 or less, most of which was cost of elastomeric coatings which I applied 2X to fully cover
A contractor wanted to charge me $3600 for just re coating the roof..
I usually re coat roof every 5 - 6 yrs. depending on how things look but good to clean the roof and pressure wash annually.
Clean roof means cleaner water in your cistern!

Be VERY careful with regards to Roofing Repairs- Let me impasrt some knowledge and recent experience.

We have a "flat roof" originally constructed of wood woll cement board (high density) the original roof on the main structure of the house was built in 1954. The original roof coating was "burn on" asphalt aggregate coated roll. The roof was repaired, the existing aggregate stripped off and a second layer of the same roll was applied on top of the first- this occured after Hugo.

Starting after the storm season 2008, we started having problems with drips and collecting water- especially around the downtake water pipe boxes; the "valley" drains to the water boxes and were having leaks every time it rained heavy....

We had more than one "Contractor" come up and patch and coat- the result within weeks was basically the same- we spent about $4000 all total- for no good solution. We contacted one of the "Contractors" who now stated that we needed to build a rook above this roof to solve our problems- probably in the order of $35,000 or more.

Four weeks ago, some friends came to visit from the Northeast (two of the guys who came down after Hugo and repaired the roof in 1989) and they knew the roof well. First we patched the roof areas where the standing water accumulated with Vulkem Primer (1 5 gal pail= $222 at Home D..) then put three full coats of Home D.. Lanco 2 in 1 at $99 a five gallon pail- it took 11 pails- four of us did this patch and roll on less than 2 days......

Result- throughout the previous rainy month- NOT ONE DRIP!
