Hi,
Visited St Croix many times and looking forward to eventually relocating. Wondering if anyone has info, thoughts on the Sion Hill / Free Will area of the island?

There are a few decent pocket streets in sion hill (not sion farm) that I would consider living in but I wouldnt buy there. It would take you forever to unload it and at a loss most likely. Make sure you like living here before you buy in a questionable area, if you even are thinking of buying.

Hi, I would suggest working with a REALTOR to help you in your home purchase or rental. When I arrived here 11 yrs ago, I had previously visited the island 4 months prior and met with a REALTOR for rentals. He met us at the airport and drove us around the island, and he the first person we met here. To this day, we are still in contact with him. Everyone has their own opinion, but a REALTOR is obligated to show you several properties in your price range in different parts of the Island, unless you specifically rule out areas yourself. That way, you are not swayed by another's opinion due to their personal preference but are shown different areas and different properties.

No matter which REALTOR you use, make sure it is someone you are comfortable with and one who is out for your best interest...try to get referrals or at least check out their websites first or establish a report with a couple to get a feel for whom you'd rather work with. Remember, working with a REALTOR is no charge to you as the buyer.

95 % of realtors are not going to drive you around this island to show you rentals that are not their own. So you lucked out, I'm really curious who that was. If your looking for a rental call all the brokerages (as they dont work together, so everybody has different inventory) but your best tool is most likely going to be the Avis. Usually every brokerage has one or two people that do rentals, with the small brokerages, of coarse, they have to do it all.

Many would say the realtor always works for the seller (as the seller pays the commissions) so you always have to look out for your own interests. But there are some really nice people that sell real estate here that have decades of experience. I would go with someone that had been here a long time, as new comers there are things you will not even realize you need to think about that a seasoned agent can help you with.

There are some nice pocket neighborhoods in Sion Hill. Some properties even have a bit of an ocean view. The lots are much larger than in Sion Farm and it has a more rural feel.

The location is so very central that it would be a convenient launching point if you have found a property available to rent in that neighborhood. If you are buying, do choose your property with care and with your eyes wide open about how easy or difficult it might be to re-sell if needed. Some properties in that area have sold quickly and others have languished on the market, depending on their condition, features, pocket neighborhood, etc.

This "estate" has seen some appreciation in market value over the past few years. More than some and less than others. Keep in mind that, like you, most people who buy homes advertised through the MLS are coming from off-island and have newbies expectations and reactions to properties and neighborhoods they tour. Many people who have lived on-island a year or longer and become more familiar and comfortable with the differences between mainland and island living and culture are more open to considering living in neighborhoods they would have avoided upon arrival.
