Where to look for sold real estate transactions?

Just curious, in NY we have to post all real estate transactions in the local news paper. This includes sold price and from whom to who. Is there a resource for this on St. Croix? Or is this not done there? Thanks.

If you have an interest in discovering what a particular property sold for, you can go to the Recorder of Deeds Office and look it up.

That info is not made public in the VI newspapers.
Realtors have access to information regarding properties listed and sold by other realtors thru MLS. If they need to research a private sale, they have to go to recorders office.

There used to be a newsletter that contained that info that one could subscribe to but can't remember the name.

You can also subscribe to The Commercial Reporter published by the St Croix Credit Bureau.

For a specific property, there is a convoluted way to look up a sale price that is somewhat accurate, subject to the VI updating their records, and they are at least a year behind...

Go to MapoGeo for the Vi, http://mapgeo.com/usvi/ and find the specific property you are curious about. Write down the official lot number. then go to the VI Gov site for property taxes https://propertytax.vi.gov/Lookup/ParcelLookup.aspx and plug in the parcel number. You can get all sorts of info including last sale.

On STT ( DK if STX has a similar system) If you are looking for general property sales trends, Sign up for an MLS account (most realtors offer them through their websites) , and "LIKE" several properties for sale and pending, then keep track of them as they sell. As long as you have an account, the sold properties will still show up and over time you will see the trends, in terms of time to sell (but most properties are on for far longer than it appears because they take them off the market and relist to get a current MLS number) and discount from asking price.

Or, (easiest), just connect with a STX realtor and ask them to send you a list of sold properties in the last year.
