Currently this home is not for rent... What would a unfurnished 2bdrm/2bth house 7 miles east of Christianstead
rent for in todays market? You pay WAPA but the house faces east and air conditioning may not be needed. It also has a view of the yacht club...... One dog OK. Thanks for the input.

Which estate? Tide village vs Boetaberg are going to fetch different prices. W/D? Fenced?

Put A/C in the bedrooms and ask for $1500 to $1800, maybe you'll have to go down a little maybe not. I would put an ad in the paper in the high range, you can always lower it later. Some of it depends on how good your view is (If its a really good view with a nice gallery you may be able to go up) and what other amenties you have like washer/dryer or a rarely seen dishwasher, fence, etc. And also depends on what the street you live on looks like, safety wise.

You'll rent quickest if you are flexible. Like if they have two dogs instead of one. If they have a good rental history and everything checks out well and you like them, be willing to bend a little. There are no perfect tenants, but there are nice people. At the same time make sure you get a really good lease.

lol...thanks Beth 🙂 I think I just have a little more experience then some landlords. Its always easier if everyone gets along. So far, I've been lucky enough to be great friends with all my renters.

Remember when a tenant complains about something their just protecting your investment. A small problem can become a huge problem if they don't tell you about it over a year's lease.
