[Solved] STX - Any interest in a condo at St C FSBO?
My wife and I will be closing on a house next week and will be ready to sell our 1200 sf 1 BR 1 BA condo at St C.
Condo fees are $600/month and include 24 hour security, hurricane insurance on buildings and common areas, trash service 2X per week, pest control, basic cable service and water.
We've owned it for the past few years and have done the following updates:
New kitchen - tiled floor, new cabinets, concrete countertop, new glass top range, new microwave
Electrical - new panel box, added sub-panel for A/C, replaced switches/outlets
Air conditioning - installed 2 mini-split units (larger unit for kitchen, dining, living area approx 5 years old but serviced and working fine 9/2019 SEER 16; smaller unit for bedroom and bathroom installed 9/2019 SEER 23). Both outside units have covers.
Windows replaced about 3-4 years ago with double sliding bypass window in bedroom for better airflow on cool nights.
New 12 ft sliding glass door just installed.
The appliances (refrigerator, range, microwave, dishwasher and washer/dryer) would be included in sale, but we'll need most or all of the furniture for the new house.
Planning to sell FSBO (will protect a selling agent at 2 1/2%). If we don't get response to FSBO, will consider listing in the future (but price will be higher to account for increase in commission).
