STX west; unique loft apt for rent

My present tenant just sent me an e-mail notified me that she will be moving on...vacating the apartment at the end of the September.
This apartment is part of a large gated private residential estate.
Located at the end of a paved government roadway.
No noise, no passing traffic, lots of fruit trees (orange, banana, 3 types of mango, coconut, & plumb) and flowering plants and bushes.
A couple of local deer and absolutely no chickens!
Located slightly north and east of Frederiksted town; high in the hills with fantastic Caribbean Sea views and relaxing pastoral scenes of the properties and fields between the estate and the sea.
The property is in the middle of approx. 20+ acres of Cruzan bush and woody hillside.
12 minutes to the airport, 20 to Suny Isle, 30 to Christiansted, and only 5 minutes to all the west end beaches, all without having to drive through town!
Although the beaches are very close, we are about to start construction of a swimming pool!
We do have many splendid sunsets...plus colorful rainbows when it rains down the hill.
The apartment is well weather-protected by the local hilly terrain from storms; either tropical or hurricane.
The house was originally built in the late 60's, completely redesigned and finished in 2010.
It has never received damage in any storms...including HUGO.
Neat and nicely furnished loft style apartment; air conditioned bedroom with sitting area table and footstool, along a with glass enclosed gallery (presently being used as an office) on the second floor, and a couple of ceiling fans.
There are two nice skylights in the living area in addition to many large opening windows.
There is a modern galley style kitchen with plenty of cupboards and cabinets on the tiled and open floor plan first floor.
The galley has a gas range with in-fared broiler and self cleaning oven (read saves WAPA), large frost free refrigerator with ice maker in the freezer, large stainless steel sink.
A large island divides the first floor area, lots of storage in the island can also serve as an eating counter with counter height stools supplied.
The living space has comfortable tropic style sofa and easy chair, lamps and tables, plus also has air conditioning.
There are two extremely large closets on the first floor for storage and clothing, in addition to the closet in the loft bedroom.
We supply DSL internet and extended service cable television.
There is an instant on gas water heater (really saves on WAPA), washer and dryer (also gas operated for more WAPA savings).
There are additional ceiling fans downstairs including one in the bathroom!
CFL and LED bulbs throughout for continued energy savings.
Private key-less entrance with electronic pushbutton coded door lock.
The electric is metered and included and itemized on the monthly rental invoice.
Huge private patio for your BBQ, lounge chairs or hammock (there are several great palms to tie to) and parking adjacent to the entry door.
Small pets are allowed.
Comfortable, unique, extremely safe and secure; plenty of room for two, but I'm sure you could find some guest room on the sofa!
We have lowered the lease rate to $895.00 + utilities, deposit.
Terms negotiable due to the present state of St Croix's economy.

Here's the FREE deal:
We are like every other landlord; we would like the first month's rent, last months rent and a security deposit all before move-in...but instead we are going for only the security deposit at time of lease signing, then the #1 month's rent (full or prorated) at time of entry, then no rental fee charged for the #2 month instead we will collect the last month's rental fee for month #2, then back to regular rent starting with month #3....such a deal This is almost a $900/yr savings.

Helping the new tenant with a much smaller entry fees and better personal cash flow...helps us by getting the apartment occupied.

Just read through my previously posted information, starting to get a little confused myself!:S

Maybe this message will help get a new tenant into this really neat hillside loft cottage:
1. We will add a new $45.00 rent credit each month with a full term lease provided the rent is received on time. The monthly rent would now be $850.00.
2. Including the one free month of rent, which equates to about $75 savings off the new $850 monthly rent, for an average effective term lease rate of $775.00/month
2. Although we have done almost everything possible to install energy efficient appliances and higher efficiency lighting...we would like to add a monthly credit of $50.00 toward each respective months WAPA invoice...which could actually mean some months there could be no WAPA bill...neat! Remember that the stove-oven is gas, along with the instant hot water heat and the clothes dryer!
3. The high speed DSL and the extended cable TV service is still included with the long term lease.
4. And finally to keep the new tenants lease costs/utilities to a minimum...we will also supply a replacement bottle of propane twice per year.

Thanks for all the interest and hopefully we shall get a new tenant to enjoy this "cottage with a view of paradise"!:-)

it is probably about 20 to 35 minutes via the back roads and down the Hill...also depends upon how you drive...!
Looking at the map it is maybe 8-10 miles as the crow flies!!!
I use a simple "rule of thumb" measurement to travel the island...anything Christiansted and east is an hour, anything this side of Christiansted is half an hour...usually works well! (tu)

the property is about 2 miles down hill by roadway from the house to the Frederiksted Ball Park area.
