Super-cheap rent in exchange for Remodeling and TLC to my condo?

This may sound crazy, but I have a condo in St. C by the Sea that needs a lot of work. This has been a rental property, but my last tenant moved out the end of Jan. Some water has gotten in the condo and it needs some repairs and updates. We live off the island and are not able to get down there much. I would be willing to left someone live there for maybe just a small fee to my property mananger and the monthly WAPA bills until the needed work is completed, which could be done over a few months..
