a la carte realtors - stx

Does anyone know of any realtors that offer less than full service for a less than full service price. I'd just like to get a listing on mls and realtor.com, but without paying 6 percent commission. i've got a condo at southgate courtyard villas and a small house on rattan road that i would like to sell.

If you don't want the services of a selling agent and just need the listing their are plenty of services I've seen in the U.S.. They all fall into the FSBO (for sale by owner) category and if you do a web search you'll find many options for flat fee listings like fsboadvertisingservice.com, flatfeelilsting.com, byowner.com, etc.

I've never used them in the U.S. or here so I can't recommend one vs. the other. Oh, I haven't checked recently, but zillow.com does this also - just don't know if they have USVI listings or not.

You can get most of them to settle for 5%, especially if you know them personnally or have done business with them before. Getting any realtor to go lower will be hard. But it never hurts to ask my opinion, just do so respectfully. If you will be buying another property after selling your condo you might even get them to wave their 3%. But like everyone else they must make a living. You could try fsbo, but IMO the MLS is always going to be better.

i agree that mls is best way to reach an audience. realtor.com also has quite a few listings. there are realtors in the states that offer flat rate fees for listing on mls for about $300. then you could offer 2.5 - 3% commission for any realtors that bring buyers, which is all they would get anyway, unless they are the listing broker. i just didn't know if there are any similar situations available in usvi.

It takes so many years to make a niche for yourself in these islands as a realtor, I do not think you will find any of them willing to "cross the line" and put a listing on the mls for $300. The realtors here may not all like each other but they work together regularly over and over again. If you don't have a good reputation on this island you have nothing. It would be a little unfair IMO to ask them to do something like that. I would think the best you could hope for would be 4 or 41/2 with both agents getting less commission.
