average deposit?

i see that most people want first/last month rent and 'deposit'... how much is a typical deposit? $150 $200 $500?

Depends on the landlord. Also if they allow pets & you have one, that might make it more.

We require a security deposit equal to one month rent. Our apartments are furnished, including dishes, linens, etc., we allow pets, and the electric is in our name, even though the tenant pays the bill. So, the deposit is really the security deposit, pet deposit and electric and water deposit all rolled into one.

And believe me, we have lost money, and we keep telling ourselves we should get larger deposits for pets and utilities, but most people can't ,or won't, pay more than first, last and one month deposit , all at one time.

Most landlord ask for deposits that equal one months rent, like Juanita. I personnally, just ask for first month and deposit (one months rent). If they are very clean tenants I will just let most of the deposit be last months rent.

Juanita,

Any openings on the pet friendly places in September. If so, please let me know. My fiancee and I are doing a PMV 8/14-8/19 and are compiling a list of possible places to view.

I no longer rent but in the past had a pet (big dog) and when "no pets" was mentioned, I asked about a voluntary pet deposit, in my case around $400.00 or so. Is that sort of thing still (can't think if the right phrase) 'askable' ? If so, what kind of guidelines for both parties are involved? This was almost 8 years ago, so I'm just curious.

I have a unit ready rihgt now. I do require first last and security. The rent is 1200.per month plus utilities. We do accept pets and require and additional 200.00 deposit to be given back once we realize you are a ressponsible pet owner.
It is a 2 bedroom 2 bath unit with AWESOME ocean views on the east end.

I might not be the best to answer your question because I do allow pets, without an additional deposit (usually). We discourage them, particularly dogs in our Red Hook apartments on STT because the apartments share a foyer, and a dog barking late a night when the neighbors come home is not acceptable. Also, we live on STX, so we aren't there to "keep an eye on things". We had a case on STT where we thought everything was going along fine. We would occasionally talk to the tenants, blah, blah, long story-short...Their dogs (they were only supposed to have one) ruined our furniture. But it's usually about the quality of the people. They (the people) also ruined lots of stuff about the apartment.

In our STX units, we are right here, and we have a maintenance man who is in the apartments checking water levels a couple of times a month, maybe more if it's dry. He also sprays the apartments, so he's our eyes and can let us know pretty soon if an animal is a problem. Also, we get a full month's deposit, and in the grand scheme of things, an additional 200, or even 400, won't really cover much if a big dog goes on a tear! We prefer to just try to get a feel for the person and whether they are telling us the truth about the pet. It's the two legged animals that can get you sometimes.

We do attach a pet policy to rental agreements, for signature, stating the owner is obviously responsible, and we reserve the right to request a pet deposit if we think it's necessary. We inherited tenants with pets when we bought the property. We couldn't get them out of here fast enough!! Unfortunately the previous owner didn't have any security deposits for them, so we took a hit. Didn't matter too much because most of them were living like pigs anyway, and with or without pets, we had to trash most everything in the apartments.

it's great to see that there are still landladies like you who try to keep believing in people. i like to think i've always been one and still keep in touch with our last 2 landladies. also, sometimes the 'animals' are far cleaner and better mannered than the 'owners'...;)
