Can anyone give me Information about Enfield Green

I have searched the message board and have found some helpful information about Enfield Green.

Can anyone comment further about the quality of the beaches and proximity of eateries? Are there restaurants and/or bars within walking distance? How close to the refinery is Endfield Green? Shoud this be a concern if we are looking at property in that area?

Any idea what the range is for housing prices in that development?

I saw one post mentioning "above average security". Can anyone tell me exactly what they have in terms of security?

It is at the south west end of the airport. I don't think there is any place to eat or drink within walking distance. It is just a few miles down the main highway ( 4 lane 55mph ) to Sunny Isle shopping area.
It is a gated community.
As for more info about pricing, ask Alexandra, she is a grreat realator.

Hi,

My impressions of Enfield Green are that this gated community is mostly newer homes on level lots, prices start in the mid-high $200k range and go up, a number have a guest house or detached apartment, and the majority of homes don't have a single mature tree of even large bush growing on their entire lot. That lack of foliage was a huge turnoff for me when I was house hunting on STX. There's not a lot of restaturants or shopping nearby -- you'd need to either head northwest toward F'sted and the KMart/ Plaza Extra West areas or north east to Sunny Isle, which is the main non-touristy shopping center on island. Please note that these impressions of Enfield Green are drawn from talking to a real estate agent (not one I'd recommend, either), from driving past it, as well as seeing properties that are for sale there advertised on the local real estate television show that runs several times a week.

There aren't many "designated" beaches that I know of along the SW shore of STX so there wouldn't be any facilities like restrooms, parking to be found there. There's not a lot of development in that area (mostly smaller, private homes) but there seem to be a few roads that will take you to the shoreline. I'm not one for frequenting isolated beaches (designated or otherwise) unless I am going with a large grloup (more than 10) of people for safety reasons.

Generally, folks that want to swim on the west side of the island go to the F'stead beaches on west end. We've had great reviews/experiences with about the snorkeling south of F'sted right around the Sandcastle on the Beach/Cottages by the Sea resorts The public beach just south of town is very popular with local families -- we always saw a lot of kids playing in the afternoon waves when we stayed at Sandcastle for a couple of weeks right after moving here. There's also nice beach near public restooms, parking, and some playground equipment just north of the F'sted pier. Sorry to say I haven't been exploring beyond that beach on that side of the island.

Remember that you should NEVER take one person's opinion as the gospel truth, so you'll definitely want to check out the terrific beach guides on the vinow.com web site, talk to as many folks as you can, and then check it out yourself before ruling anything as definitely in or out.

Enfield Green has a very nice, sandy beach at the eastern portion of the development. The western end has a rocky bluff along the water (about 10-12 feet high). I have personally launched a boat from the beach just east of Enfield Green after driving down an access road that is outside the neighborhood gates and about 200 feet to the east. The beach from which I launched continues into the one along Enfield's southeast shore. This beach is seldom used, but is great for walking and other beach activities. The access to the water also seemed fine. We didn't have problems with rocks or sea urchins when launching the boat. I have not gone swimming right at that site, but it seemed likely that there wouldn't be problems from what I could see.

There are currently no homes listed for sale in Enfield Green. There has been one listing on the market for a very large 3-BDR, 2-BTH home, but that listing expired about a week ago. It is likely that it will be extended and back in the MLS as an active listing very soon. The house is in nice condition. There are a few elements to it that have never been fully completed, but it wouldn't take much to remedy that. (No trim around some doors and things like that). It is just one lot away from the waterfront, so has excellent ocean views and is a quick walk across the lot between it and the water to get to the beach. The price has been $325K.

The security gate into this neighborhood requires the use of an electronic security pass to open the gate. Alternatively, an arriving visitor can dial a code at the gate to call a resident on the phone. The resident can then trigger the gate to open. It will only stay open long enough for a single car to pass through at a time. You also need a key card to open the gate to leave... so nobody can circumvent the system by having someone jump the fence and walk in front of a sensor to open the gate in the middle of the night. This system makes it tougher to get into the neighborhood than most gated communities. Since the beach can be accessed from the road outside the gate, they do not have to allow non-residents access to drive through the neighborhood to get to the beach as other gated neighborhoods must do.

There are no close restaurants... if you don't count the snack bar at the airport! ;-} There used to be a Johnny Mango's just up the road, but unfortunately they closed that down. The closest grocery store is just a couple miles away (Plaza West, which is the best grocery store on the island). You would also be about 3 miles from K-Mart West (the better K-Mart) and Sunshine Mall, which houses a McDonald's and assorted clothing and shoe stores. The word is that there will soon be a small Sears store added to Sunshine Mall. Also it is rumored that Home Depot will be taking over the old Cost-U-Less building across the street from K-Mart West.

There are a few local restaurants along Centerline Road within 1-3 miles of Enfield Green's gates. Within a 10-minute drive you can get to either Frederiksted or Sunny Isle for other food and shopping choices. There are several gas stations within a couple of miles.

Great info.
What is the weather like on that part of the Island?
Does it get the trade winds?
More or less rain than other parts?

I live about 1-2 miles west of Enfield Green, also on the waterfront so have the same weather they do... and it's great. Since it's west end, we get enough rainfall to keep the cisterns filled without a problem. There is a breeze most days of the year coming from the east. Now and then there is a strong wind from the south. Occasionally when the north shore is getting wind directly from the north, the breeze dies down here for a few days, but it's not really a problem as long as you have a couple of ceiling fans keeping the air stirred around. The water is calm most of the time and that makes it easy to swim or lay out on a floating mat in the water without getting dumped.

I used to live on the South Shore slightly further West on a private beach and the water was very cloudy and not very appealing (sewage problems from Campo Rico) - I don't know about Enfield Green's beach. We actually travelled to other beaches - Rainbow, Changes etc. rather than swim on our own. weird, huh?

Enfield Green feels very isolated to me - feels, not fact. I think it is the lack of trees and anything other than houses on similar lots. It doesn't feel Caribbean to me, more suburbia.

I think it would be great to raise a younger family there where you spent a lot of time at home, but you might get sick of having to travel every time you wanted to do anything. Our distances are short but can become very wearing. A lot of things happen on the East End and in Christiasted and on the North Shore, so you would find yourself driving on the Melvin Evans Highway all the time - a very dangerous road for speeders and DUI'ers!

Several of the area due west are pretty high crime areas so security might be a concern to some.

All that said, it is personal taste only and some of the houses there are beautiful.
