*I am a trouble shooter / contract leasing agent in the USA. I contract with apt. owners that are plagued with larger numbers of vacant apartments, and are losing thousands of dollars of lost revenue each month.

I critique their existing marketing, advertsing, and leasing campaigns, make recomendations to modify their plans, to assist me in leasing their vacancies in a fast track manner.

I want to relocate to St. Thomas and utilize my talents with over 20 years of experience, in apartment/condo leasing.

Can you help me??

Thank you for the consideration.

Mark

Well condos perhaps. Apartments I doubt it - this is why, in the mainland apartments are often in developments, complexes large buildings with 50, 100, 500 or more apartments in one spot. This is for the most part non-existant in the USVI. If you are looking for an apartment, you look in the local paper and you find the apartment listings, when you call and go visit you will find that almost all of them are located as an adjoined 'apartment' on somebody/landlords house. When locals build houses, often borrowing money is the way they do it. So they build the level they will live on and then an additional 'apartment' under the house, on the first floor maybe, to rent and make money each month to pay their mortgage. Makes sense and it works. So in many cases landlords might have one or two apartments and thats it, part of their house. There are a few people who built a house with 4 'apartments' and rent that, or maybe 10 apartments. So I don't see a huge market for someone to evaluate a persons 1 or 2 apartment situation. On St.John and Water Island vacancies are filled quickly. ON St. THomas and St. Croix there are quite a few apartments listed.

None, your experience might help you to secure a job in another form of accomodation, villa rentals. Seems with your background in adversiting, promoting, evaluation properties for rent, you could just as well change your path a little bit and head in this direction. There are lots of villa properties in the USVI, particularly on St. John.

Might be wrong - just an opionion - East Ender, Ronnie, anyone else... what do you guys think.

Islander: I agree with you, I can't imagine a need for the exact job Mark is asking about. However, Mark...this is why we are always preaching for people to come down and look. There may be something similar to which you can lend your expertise. If you come for a longish look, you can uncover these things....
