Great Realator for off islander

We just got back from STX on a condo buying trip. When we were there last year, we realised this is where we wanted to retire to.

After several months of shopping on the web sites, ans trying to email island realators, we became very frustrated. Yes I know things happen on island time, so chill out. But some of the realators were frustrating to deal with.

One has a vedry nice website that I would check out at least 4 to 5 times a week. I emailed him twice about properties, and would get a automatic response saying he knew how valuable my time was and would get back to me. NEVER heard from him.

A couple realators would email back, only to set up a meeting, but would not bother to respond to farther questions. One would only continue to respond if I would sign a contract.

I emailed a guy whose name I recieved from someone one this board. three or four weeks went by, and no response. However he did finally pass us off to Alexandra Marshall of Baxter Realty.

She responded imediality, and continued to respond, even answering sometimes on Sunday. She sent us MLS listings (most of which were on the other guys website) and kept us apprised of new ones in the range we were looking.

We finally made it down there last week, and Alexandra showed us some units. From our reaction of the first ones we saw, she told us there was no reason to look at some of the otherws, and took us to look at some of the ones in STC. There we found the perfect unit for us.

She told us who to see at the bank to set up a local account. and her agency is handling all of the other things.

I'm sure there other good agents on the island, but finding them is sure frustrating. So if your off island and serious aboout finding a place, I would highly reccomend Alexandra.

As a side note to this trek to find a condo, beware of what you are looking at on the websites. Sereral of the units that we found, and Alexandra didn't think we would like, we went to find them on our own, just out of curiousity. They were in such bad neighborhoods , or so bad looking, I so glad she didn't waste our time with her. One in paticular, that had sold about a month eailer, we were heart broken that we missed it by not being there sooner. It was so bad, that if you remember the movie EXCAPE FROM NEW YORK the character SNAKE,played by Kurt Russel, would have been scared to go in there. The photos of the inside of the unit were so nice, but the complex was so bad.

Out of curiosity; do you mind sharing the names of the places you thought were horrible? And where you finally bought?

Colony Cove had a nice complex, but the condos that were for sale were in desterate need of repair, and it and Mill Harbour was right accross the street from the projects. Pretty seedy. At Long Reef, all that was available was a stuido, but we did a drive by anyway, but the neighborhood was not very plesant. The photo they used must have been on the courtyard side, not the street side. Carlton didn't look too bad, but in the country as advertised. Just not the view we were looking for, and I don't think they would rent very well, except for long term renters.

Questa Verde was a very nice complex, but the ones that were currently available were more than we wanted to pay, considering they needed a lot of work and had no view. There is a 2 bedroom comming up with a GREAT view of Christiansted Harbour, but it was more than we were looking to spend. It is in a very nice area, and the one bedroom we rented there was VERY NICE, with a decent view. And the managment very very helpful. If I was looking for a place to live not visit, I would seriously look there, and would also be willing to spend more.

We ended up buying in STC. The price for what we were getting was very good, and the view is GREAT. They are just one bedroom units, but they are big rooms. I think that the salt air will be a harder on appliances there than in Questa Verde.

Wanted to add my 2 cents worth.
Howdy Terry! Glad you liked our condo while you stayed on the island looking for your piece of Paridise. Questa Verde is a wonderful place & the management is great, we feel lucky to have found it.
My wife & I did the same thing Terry & his wife just did, bought a condo for future retirement. We had lots of fun looking, even though we ran into the same little problems Terry did, misleading photos on the internet & return messages with realtors. The little bit we got to know Terry over the phone & email, I think we share the same feelings of my optimistic views of island life. Sure there are some new things & they may be a little different than life in Montana, but that is what we are looking for!!! I love Montana & will never be able to totally leave the Rockie MTs, but we fell in love with STX & that is why we bought down there, it helps keep me a little sane on those bad days at work, knowing I will be back soon.
I can slip into the island 'tude pretty quick, it reminds me of life on the reservation up here. Being Native American I have lived with "racism" on & off all of my life, I read the board here on racism & my wife experiances it more than I do, but we can live with it, I just have a brew down at the Brew Pub with Gary & it all melts away.
But back to realtors & buying on STX, I am looking forward to our next trip down & to retirement in 10 years or so,Just about everyone I have met on island is great, including those laid back realtors.
Compared to some of the stress at work up here, I am looking forward to the little problems of island life!

Since I'll be a newbie too, I would appreciate knowing the distance and difficulty in getting from STT to STC.It sounds like STC is much less populated and maybe more rural setting,but I plan to set up my business in STT.I would appreciate the input.

I moved from Montana(Billings area) just six months ago to Kodiak.I lived in Montana for ten years.I really would like to find a long term rental on STT or STX that would allow 2 LG. dogs how do I go about it???
Kodiak is definitely NOT our cup of tea.I miss the island life/and island time lifestle.Will be moving to VI ASAP.....

We just rented our condo, but would not have been able to help you with 2 large dogs, even though we would have liked to, we love dogs but the condo complex only allows 1 dog under 20 lbs & for owners only, not renters. You may find it hard to find a place. You may want to talk with Deb at Mill Harbour, she is a realtor & also manages rentals & we have found her to be very helpful, maybe you will too. Good luck!

Hello Lora,

St. Croix (abbreviated STX) is 40 miles south of St. Thomas. It isn't difficult to get between the two islands. The Seaplane runs quite frequently daily and is realiable. There is a ferry during part of the year, (Dec-May roughly). And there are airlines like Cape Air, American Eagle that make the STT-STX trip daily. So easy to travel between the two, it just isn't cheap. Approximately $60-$100.

Hi Terry, sorry I had to cut our phone call short, it was great & interesting talkin' with ya. Turned out to be our daughter, she has moved down to your part of the country, sort of, New Mexico.
We also have a time share at the Hotel on the Cay, that is how we fell in love with STX & made the decision to buy the condo. Also still figuring out on renters, either long term or vacation?? I guess whatever works out for us. If vacation, we'd of course save a few days for us at the condo & hope it's not just a fix up & repair trip. If long term, someone helps pay teh bills. Even now I feel the need to sit on the beach & have a beer or rum drink!! But we may not get back to the island until Nov or Dec. I'll just have to put up with the lake here in Montana, not so bad either! Later

Don't disparage Colony Cove condos because some were in need of repair. There are many units in the complex that are very nice and kept up by their owners. Additionally, you did a disservice to the residents of the "projects" as you call them. Not everyone can afford to buy a condo to escape winter.

Jewel - this was an ancient post Terry made that was just brought back to life by a new poster to the website. At the time he toured Colony Cove more than a year and a half ago, the units on the market were for the most part in pretty bad condition. He was reporting what he saw then, not what you are seeing now. Colony Cove, as many other condo complexes, has been on an upswing since about that time and is more popular and cleaned up now than it has been in many, many years.
