Home owners insurance

Hi, My wife and I are planning the big move to STX in the spring of 06. We are wondering about the cost of home owners insurance since our plans include opening a B&B. Does anyone have approx. cost of house insurance? Is hurricane insurance extra? If so, how much extra?

I pay $8000/year, a large part of which is for hurricane coverage. My home is solid masonry with hurricane shutters and a galvanized roof.
You should contact some local companies for quotes concerning businesses.
On STX try Guardian (692-6600) or Marshall Sterling (773-2170).

Mike: I'd say you should contact an insurance agent. There is windstorm insurance and flood insurance on top of liability, etc. that you'll need for running a business.

If you are over 50 check with AARP. We received a significantly lower rate on homeowner's insurance through them.

I pay $1,200/year + $7K for the hurricane ryder. Keep in mind that Lloyd's of London will no longer insure a wooden home in the VI. (I don't know for 100% sure, as my home is concrete.)
