Looking for a 3 bed, 2 bath and tell me about Cisterns

Hi Everyone,

I am moving down with my husband and two teenage boys (13 and 16) next month. I've been checking out the Daily News & Island Trader for rentals. I figure there are properties unadvertised that may also be available, so I thought I'd check with the message board to see if anyone has an inside scoop!

I did find a place that has a cistern shared with 2 other tenants. Coming from Ohio, I'm not knowledgeable about how this works, so I'm wondering if sharing water causes any problems (cost, disputes, etc.)? I'd just like to know what to expect.

Also, ideas for keeping the boys busy during the summer?

A cistern stores rainwater that is collected by the roof of the house. Most homes in the VI do not have access to potable water, like you would have in all but the most remote areas on the mainland. The cistern is usually located beneath the house, and is built during the construction of the foundation.

The entire system is normally comprised of the cistern, a pump, and a pressure tank.

The size of the cistern is dictated by the area of the roof, as per the VI building code. Most cisterns will have a capacity in excess of 20,000 gallons.

If you are sharing with two other tenants, you'll need to check with the landlord to see what kind of arrangement he/she has. All of the plumbing is most likely connected to the same pressure tank/pump. I would imagine it is the landlord's responsibility to ensure that there is an adequate supply of water at all times, and again you'd have to ask the landlord how he/she arranges for payment for water. Maybe it is included in the utilities. There probably won't be a water meter, so there will be no way of knowing which tenant is using what amount of water.

Hello Jennie,

Some landlords, if they have to buy a truck of water because the cistern is low, will divide the bill according to the number of occupants. So if you were sharing with two other tenants and you are 4 in your rental; the bill would be divided by 6 and you'd be responsible 4/6ths and the two other tenants 1/6th each.

As Ronnie said it sometimes can cause issues if one person says oh I don't wash my car but so and so does, or if a washer is allowed and one tenant has one and the other doesn't well then the argument becomes I don't wash cloths here so I don't use as much water. Etc. The arguments are really the concern of the landlord collecting the money for the water unless of course they tell the tenants that they are responsible for ordering water when its out and figuring out payment amongst themselves. Ask the landlord to find out what arrangement they have in place.

It is beautiful. I didn't see any email address on the website. It looks very expensive though. What would the monthly rate be?

I have twin teenage girls here. We've been here for about 5 months now. One thing you will notice is that alot of the teenagers go back to the states to visit family during the summer. My kids couldn't go to school here, we had to homeschool. The way they found friends was to go to functions like Jump Up, and they got on "Myspace.com" and found other kids that live here. THey also go to the athletic events at the private schools. Now they have ots of friends.

The island is small and most kids know when there are new kids on the island by word of mouth. Most activities for kids are watersports. Carambola is a good hang out spot on Sundays for the teenagers too.
