Moving from the states to STT

Hello,

I'm
Looking into moving from NY to STT within the next 3-5yrs. Im looking to buy a property 3+ bedrooms. I'm a single mom with a small child. I have been in the restaurant/hospitality business for 15+ years and I would like to continue this career while living in STT. I'm considering getting my masters degree in hospitality and tourism management as well as getting a job at my local Ritz-Carlton to not only gain more experience in the industry but also so when I'm ready to move I hope my job will assist in relocating me and I'd already have employment and then work my way up in the company.
I'm just beginning my research regarding this move. I haven't visited STT yet but I've traveled to many places in the Caribbean before.
Any information, advice, feedback, etc would be greatly appreciated!!

I think the banks still require 20% down for a house loan. A decent home will be $200,000 or so. Can you afford it?

I have not found a home I'd consider "decent" on STT for under $500k

Champagne tastes on Beer budget.
If you can't pay cash, get prequalified and approved for loan.
Don't waste your time or anyone else's shopping for anything outside your price range.

Sometimes really good deals will pop up but you'll have to be ready to pounce and put additional money and sweat equity into it.

You must have a Very high bar for what is 'decent' - between $200K and $500K there ar quite a few houses in nice neighborhoods with a rental apt., off street parking, concrete construction, a 1/2 acre, mature landscaping and a view. Mine included! - but not on Peterborg, probably not a pool and central A/C but a very comfortable family home - and not on St John for sure.

Well, the places I looked at in the $200-400 range needed at least $150k in renovations and structural fixes...

I'm done looking to buy here. I'm ok renting. I'm saving cash. I have a much quicker exit strategy, if we ever decide to leave, and we.don't have the time to do our own sweat equity. Did that a few times already. I'm over it
