R1 Zoning restrictions?

Can someone build two house (single family detach) in a R1 Zoning Area? The land in question is .50 of an acre.

R1 Residential - Low Density
Minimum lot size of 1/2 (one half) acre, no more than two dwellings, residential structures shall not occupy more than a total of 25% of the zoning lot, minimum width at street line of 100 feet, set back minimum of 15 feet from front of property line, side and rear yards of not less than 15 feet from property line and no residential structure can exceed 2 stories.

Thanks, DUN.

I received conflicting information. One person told me that I can build two separate houses on the lot and another stated that I can only build one house consisting of two dwellings.

I`m not sure if you CAN`T build two seperate 1 family dwellings..(as long as they don`t exceed 25% of the lot).
The standard building, has 2 units one ontop of the other.
The lower unit is many times attached to the cistern(one or more likely 2 walls done), the uppers floor is the lowers ceiling, .
So, you only need to complete 2(or 3) walls & a floor & you have another unit.

You will need to excavate twice to level the land for 2 separate units...(unless the land is flat)

What I`m saying is it`s MUCH cheaper to build UP, rather than OUT.
I`ve seen many separate cottages here!

Hi...are there any restrictions regarding farm animals in R1 zoned homes? We have a rooster in our neighborhood that is waking us up at 4:00 - 5:00AM each day. Thank you. Is there anything we can do?

We had rooster problems a while back. We called the St Thomas-Water Island administrator, Barbara Petersen. Her office actually hired some people to come out and capture the hens. Don't know what they did with the roosters, but it is much improved in our area!!

We had a problem with a huge house in our neighborhood. The way I understand it, you can have two kitchens on an R-1. Some people have a house and an apartment, but who knows what unscrupulous people do. The architects all know exactly how to get every inch of space.
