What do the r-1. r-2. r-3 zoning designations mean?

R1 Residential - Low Density
Minimum lot size of 1/2 (one half) acre, no more than two dwellings, residential structures shall not occupy more than a total of 25% of the zoning lot, minimum width at street line of 100 feet, set back minimum of 15 feet from front of property line, side and rear yards of not less than 15 feet from property line and no residential structure can exceed 2 stories.

R2 Residential - Low Density one and two family
Minimum lot size 10,000 square feet,business and industry not permitted,structures not occupy more than 30% of zoned area, lot not occupied by more than 2 dwellings, minimum at street line of 75 feet, set back distance minimum of 15 feet, minimum side and rear yards of not less than 10 feet, no structure shall exceed 2 stories.

R3 Residential Medium Density (ie: multi family housing)
Maximum number of persons per acre for residential structures shall not exceed 80, residential structures not occupy more than 30% of zoned area, minimum lot size 6,000 square feet, 35% reserved for usable open space, no residential structures shall exceed 6 stories.

Also be aware that convenants and restrictions in a platted area may also be substantially more restrictive than what the zoning would allow. This often happens in R-3 zoned areas when someone sub-divides and then records CC&R's that don't allow condos, apartments, multi-units, etc. that ordinarily would be allowed in R-3 lots. CC&R's also often put in height restrictions and minimum/maximum square footage sizes for buildings.
