I have a large house in a safe secluded upscale area just east of Frederiksted known as Little Lagrange. I never need to lock up. The upstairs being offered for rent has three bedrooms, two baths, a very large vaulted ceiling living room, kitchen and laundry room. The main bedroom and living room have air conditioners though they are rarely used because of the elevation and good air-flow throughout the house. There are plenty of ceiling fans as well. Plenty of closet space is provided and there is a shipping container close by near the driveway for extra storage. The cistern is about 50,000 gallons and full of clean water. I've used it for drinking water for many years without a problem. I also have a solar powered deep well as backup. We use solar hot water and have many solar electric panels on the roof together with state-of-the-art storage batteries that run the cistern water pump and other essential electric needs like refrigeration so when there's a power outage it's not a problem. The house sits about 700 feet up on a hill facing West and the unobstructed views of the ocean and Frederiksted 2 miles west as seen from the front porch, master bedroom and living room are breathtaking. You can view photos of the place at this link: http://www.flickr.com/photos/71463569@N00/?saved=1.

I use the downstairs and have four dogs who get along well with other dogs and people. They and the present tenant's dog have the run of my four plus acre plot and many more acres of surrounding rain forest. There are no neighbors to speak of up here other than another tenant living in a small house I have quite a bit further up the hill. If you are interested in visiting give me a call at 340-772-9025 or e-mail at mgraffis@gmail.com . The tenants I have now have been here since the house was built, about 12 years, and have maintained it very well. I'm asking $2200 a month which includes electric and water as well as free high speed Internet access via my wireless router connected to DSL and you'll also get a huge number of satellite television channels free. Included too are the use of a new heavy-duty large capacity washer, a new large capacity refrigerator and new gas range /stove. Tenants are also welcome to the carambola from the 3 trees along the driveway.

The first time I ran this ad was a few months ago and quite a few people came to look and would have loved to rent the place but the road coming up was in bad shape. Since then Public Works has worked on and greatly improved it. As the house is now empty and I haven't heard from any new people I've decided to lower the rent to $1900 a month. Come take a look and see what a bargain this is!

Hi, my wife and I, along with our two boxers, two cats, and two parrots, are planning on moving to STX. Your place sounds like it might be a good fit. What would make it a perfect fit is, if you told me there was an area 100 x 150 of flat clear land on site where I could set up my green house. (lettuce and tomatoes) Perhaps you know of someone who may have .5 to 2 acres of flat land they would like to lease???? I would need a good water supply and access to electricity.
Best regards,
Brian

Brian - that's going to be a tough combination of characteristics to find to lease. If your green house has the capability of putting rain gutters along the eaves to catch the rain water, you could buy some "water buffaloes" to use as cisterns. Vacant land generally doesn't have a water supply unless a cistern has been put in as part of a long-term goal to build a house. Even then, it needs a roof and gutters to feed it a water supply. Very few homes would have large enough cisterns to accommodate both the occupants and agricultural irrigation needs on this kind of scale.

There are sometimes some inexpensive pieces of vacant land you can purchase that might work for what you want to do, some of them with cisterns already in place, but that would be a very rare find as a rental property. Most homes don't have a large enough cleared yard space to build the size of greenhouse you have in mind. Larger lots tend to be on steep hillsides or overgrown with rainforest or tantan. There are also some zoning issues with a greenhouse this size, since it obviously would be for commercial use and not just personal veggies. This size of structure would almost certainly require a building permit to erect and that also is tricky to arrange on a leased property.

Alexandra, greenhouse issue aside, would the pets be too much or should we keep this on the short list of rental possibilities for our home needs?

Also, you mentioned some inexpensive land for sale. Do you know of any flat lots availble cheap? I would be interested in the lead.
Thanks,
Brian

Hi Brian
I hadn't bothered to check for messages here since putting the ad in thinking people would reply personally. I have another tenant living here in a small house who got a farming license for this property and somebody from agriculture was supposed to come clear some of the land after which they were supposed to fund most of the drip irrigation installation. So far they haven't come back to finish the work claiming they have too many jobs elsewhere. Years ago I cleared several levels on my hill with the idea of either building or growing food. The tenant I mentioned is presently growing a garden on one of them and some of the others are partly overgrown with tan tan. I have a deep well down in the valley with a solar panel powered pump that brings water all the way up the hill.

As I said in the ad dogs are welcome and I have four of them.
