Point Pleasant & Other Condos for Sale

It seems like there are a number of condos in Point Pleasant as well as Sapphire on the market. Is there any particular reason why? Thanks!

It's high season and people "willing" to sell often list for season.

It's pretty much that way all year long. Maybe people just put them up for sale & figure if they get their price, they'll sell. If they're not living there they aren't inconvenienced the way residents are. The person who bought mine owns a 1 bedroom at Sapphire. His condo fees are $1200.00/month, if I recall correctly but that's due to the major capital improvements & they'll go down in a couple of years. He's keeping his at Sapphire but will live in mine.

IMHO Sapphire is a ghost town and a pretty wrecked one at that. I went over in August for some photos out on the point and found old rusty restaurant chairs thrown about (even in the shallows). The lovely patios facing the sea were bleached out bare wood...I can remember the days when they were covered in beautiful vines and lavender flowers. The whole place was ugly and unappealing. I managed to get a nice hamburger & potato salad at a stand some enterprising couple had set up on a walkway between 2 buildings, but believe me, the place was DISMAL ! If the grounds have fallen into such disrepair, what must be happening to the units inside. Who would want to go there? I have since read here that the pool restaurant has been reopened...I will see in March and report back. What a sorry state of affairs for a beautiful location like that!

Regarding Point Pleasant.......

1. Several owners are "original owners" from when the resort was built (1975-1983) and are of the age group where coming down here is not practical.

2. Others who have purchased are now trying to make a profit.

3. Some are "tired" of the island.

4. And others are financially unable to keep their property for what ever reason.

There are no problems here that would make me (as an owner) sell....if that's what you're thinking. I believe we have one of the best run owners associations on the island.

Maintenance & insurance fees are (relatively) high.....$830./month....and of course electric rates are currently through the roof.

I would try doing a search on this subject I thought I remember people talking about concrete problems, roofs or walkways or something like that about 6 months ago.

Betty:

The walks (stairs) were made from large stones and tended to be slippery when wet. We had concrete stairs made to give better traction during wet weather.

Also, there was a settling problem with one of the buildings......I'm surprised that someone outside of Point Pleasant even heard of it......it was fixed last year.

I haven't heard anything about roofs. Nor have I seen any repairs to roofs being done.

Our Owner's Association is quick to address any problem that may arise. The maintenance staff is top notch.

We've owned for 4 years....no complaints!

We are in the process of installing all new railings throughout the property. Also, we're doing a lot of landscaping. The property really looks good.

The last 2 years we renovated the 3 pools and tennis courts. The lobby was renovated as well.

Many owners at Point Pleasant are upgrading their units with new tile floors, baths, kitchens & furniture.

If anyone is interested in looking at a unit contact a Realtor and look for yourself.
