Check on tax bill and you will see you can call phone # to set up appeal. DEADLINE is Sept.15. New assessments may come next year. There should have been flyer with your bill with Q - A.

We got ours the same time frame. We figured it went to the origional owner first, then back, then to us. How long have you owned your place?

East End Doug:

We received our tax bill on September 6 as well (in New Jersey). I had called the tax office that same day and was told that the bills were being mailed out late. When I arrived home from work the tax bill was in my mail box.

To our surprise the revaluation actually provided a decrease in our tax....still can't believe it.

Hope this helps....

Being such a recent owner you may want to be sure that the tax folks have your name & address as owner of the property. Call the tax assessor at 340-776-8505 and follow the prompts to the "tax assessor". They are very helpful.

Also, I'm from South Jersey (the Jersey Shore), as well.

I live on STX and received my property tax bill today. The Tax Assessor's office called me earlier this week to get my mailing address so they could send me the bill (even though I bought the house in 2002 and my mortgage company has been paying the tax bill every year). I called the Tax Assessor's office today to find out the real due date for payment (since the bill has a due date of 9-1-05) and was told it would be at least 60 days from now and there would be more information on additional extensions issued later. This current tax bill is still based on 1.25% of 60% of the assessed value of the property and my bill went down a whopping $20 from last year. However, my house has not been reassessed yet....

For all you new owners be sure you retain documented proof of payment of your property taxes. If you are on island get the receipt stamped and keep it with your canceled check.

When you go to sell your property you will have to get a tax release letter from the government. If they don't have a record of your payments you will have to pay many years of taxes again.

Happened to the individual who sold me my home. They had to pay again taxes for eight years. According to my attorney this is not an infrequent bureaucratic screw up so protect yourself.

So are my taxes. I nag the bank every year to get a copy of the paid receipt and the check for my files. A lot of work, but if you have to pay ten years of taxes when you sell it is a lot of money.
