Good Day Everyone,

My husband and I are looking to acquire a piece of land on STT. We would like it to be .15 -. 50 acres.

Does anyone know of someone willing to seller finance with reasonable down payment and excellent credit history? Also, does anyone know what the minimum lot size is to build a single family home on?

Or is anyone looking to move to BEAUTIFUL San Diego, CA anytime soon? Maybe we can swap???

The minimum size lot you can build on is pretty small - .08 acres or something like that - and you are not likely to find anything that small for sale. You can find a nice 1/2 sized lot on the north side with a view from $125K and up.

You did start by checking the St Thomas MLS? I see that there are currently 174 lots listed from The mid $40,000 range to over $3,000,000.

the poster specified she hopes to find owner financing and that is incredibly rare to come by in the USVI in my experience.

Scotia Bank does have some good land loan programs that allow for as little as 5% down payment. You might want to give them a call. The mortgage specialist I have worked with there the most is Patricia Clendenen at the Sunny Isle branch on St. Croix at 340-778-5350. Even if you want to buy on STT, it's OK to use the STX branch of the bank... or they can refer you to a mortgage person on STT.
