there are a number of 2 and 3 unit properties that are priced low enough for positive cash flow from the rental income. Some of the lower priced condos also generate pretty good income. How do I find out about recent home sales? Is there a web site for registry of deeds or some place to see what homes last sold for in case I am interested in purchasing a house and want to know what the owner paid for it?

That info is accessible to Realtors through the MLS. There is a lot of data that is not available to the general public through the version of the MLS that you can access. The registry of deeds is not online. If you have a specific property you are wondering about, send me a PM or email with the address and I'll check to see if it shows up as a past sale in the MLS. Many properties on the island never appear in the MLS, but the info is here for those that do.

beachbum which island are you on? Anyone can go to the deeds office on each island and look up the information. 🙂 It is free and open to the public. The ladies that work in the STX one are always very helpful.

The deeds office is in the Government House building on King Street in C'sted. It's the large yellow building that fills the block on the right as you are heading towards the fort shortly before the road turns right onto Hospital street. If you have property addresses (lot # plus Estate name) that you believe have probably been sold through the MLS, I can probably save you some time in the records office by running a quick database search. If you're looking at properties that have only sold privately between locals, then those records would only be accessible through the deeds office. Most locals build their own home and then never sell it, but instead the properties remain in the family indefinitely. Sometimes when a property is transferred within the family, the recorded price is low because of it being partially a gift to a child or something like that and/or the reported price could be low to save on the stamp tax fees. In addition to looking at what price a property has sold for and when, also check into sales prices for comparable homes during the past year.

Hello there! It seems that things got off track a bit from your original question! I will have an efficiency apartment available, however it is only available up until May 22nd I believe. If you are still in need of an apartment and can figure out the last week, please send me a note at [email protected].

The unit is part of a house near Gallows Bay (1/3 mile away, less than 1 mile from Christiansted). It is an efficiency, fully furnished and if needed I can provide linens, towels etc. The summer rental cost, including utilities is $675 per month, and I can prorate for a specific period of time.

Looking for 2-3 bedroom rental house that allows dogs beginning Sept.1 ,2007. Will sign long term lease and put down extra deposit for pets. Both are grown dogs and totally trained.
