Reduce price of one bedroom with pool rent 850

OK you may have me here. Arrive 10/10/08 How do I go about renting the place $ wise? Would one month $850 in advance say by 9/13 ?hold it until I arrive. Then any additional $ due (will need to have it in writing prior to arrival) payable on arrival OK? Lease ? etc..
Can I pay this $850 by debit card ? Impeccable references are available upon request.

I am somwhat interested in this one still if it was fixed up... painting walls and refreigrator, fixing the broken window, replacing the rusty fan in the bedroom and hopefully fixing up the kitchen cabinets to make it look nice and clean, cleaning up the pool area.
