STT Contractor Recommendations

We have completed construction plans to build a home in the Northside of STT. It has 3 BR, 3.5 BA (2,600 sq. ft.).

We have already a list of contractors that we are considering which include Bob Schmidt, Bruce Marshall, Jay Knoephel. Are there others that you would highly recommend as doing honest work, on time, and on budget?

On time and on budget? Not being snarky at all but have you lived here for a while or are you new to the VI?

Have you ever worked with contractors here? I have never but three of my friends built from the ground up and we talk all the time about their horror stories. I hope you have double the budget and triple the time frame. I am brave enough to dive with great whites and tiger sharks the size of a car but I would never venture into building here lol. Make sure you hire a contractor to check the already hired contractors work! Especially when it comes to the cistern and septic. Thats my best second hand advice. FWIW Northside is the BEST. Yeah, just read through the Bongo Bongo blog:D Maybe it'll be a little bit easier on STT than STJ.
Great fun as long as you are prepared and know what to expect.

Bongo Bongo story is a great read.

I would triple the budget and quadruple the timeline. Nothing goes as planned here. While I acted as GC for my extensive renovations I can tell you that you have to devote 100% of your time to supervise every sub and tradesmen doing the work. It is NOT the mainland and NOT Property Brothers DOING the job.

I read the Bongo Bongo and other blogs over time and re-read them all recently. It is going to be quite a ride.

I would definitely speak to Jimmy Fraguela. His homes are wonderful, great attention to detail. His wife is a realtor. They've been on island a very very long time.
